DAMP CONTROL

 

Rising Damp

  • Simply, rising damp is water from the ground that enters a structure by capillary action.
  • Rising damp can be cured by the installation of a Chemical Damp Proof Course.
  • Rising damp is often misdiagnosed in property, it is important the investigations into the dampness are undertaken by our competent surveyor. Who can recognise and understand the problem.
  • Salt stained, crumbling plasters, discolouration, and staining, decaying skirting boards, peeling wall paper and paint and decayed timber floors are all common signs of Rising damp.

Penetrating Damp

  • Penetrating damp is normally caused by the movement of water through walls from the outside of the building.
  • There are two major causes of Penetrating Damp:
    • Lateral caused when the external ground level is higher than the internal finished floor level.
    • Building defects such as defective rain water goods, roofing, ill fitted windows, and door frames. Cracked renders and brickwork.
  • To determine if your property is suffering from Penetrating damp there is a few signs to look out for:
    • Internal damaged decorations damp, discoloured tidemarks in line with external ground level on internal surfaces.
    • Plasters blown, hollow, blistering, salts.
    • Rotting skirting boards and floor timbers.
    • Random damp patches that do not seem to dry out.
    • Mould growth and musty smells.

Prior to carrying out any necessary damproofing works a DTS Surveyor would carry out a full inspection and determine the best water proofing system to use and to what extent.

We at DTS have Cavity Membrane and Cementitious Tanking systems to treat Penetrating Damp caused by high external ground levels. These solutions will provide dry internal walls and would make cellar / basement rooms habitable.

Lateral Penetrating Damp can be cured by lowering the external ground levels abutting the wall. However, this is often very costly and impractical. If building defects are causing the problem. Get these repaired by competent tradesman. Once the walls have dried out and there is no sign of damaged plasters or decayed timbers, re-decorate.
